LINED AND INSULATED WALLS: These garden offices feature fully lined and insulated walls with 70mm x 45mm planed deal framework and a vapour barrier. Insulation board 50mm thick is fitted between the framing and fully lined inside with 12mm tongued and grooved Scandinavian redwood matchboards. The internal matchboard lining is supplied untreated and does not need to be treated unless required for aesthetic purposes.
INSULATED FLOOR: These garden offices feature fully insulated floors with 70mm x 45mm pressure treated floor joists. The decking is 18mm plywood with a vapour barrier fitted below and insulation laid above, ready for your choice of flooring. The floor insulation is the latest 19 layer multi-foil, only 30mm thick, TRADA certificated with increased thermal efficiency.
LINED AND INSULATED ROOF: These garden offices feature a fully lined and insulated roof with 12mm tongued and grooved boards laid over 50mm thick insulation board, which is fitted between the roof joists. A vapour barrier is also included and the roof is fully lined inside with 12mm tongued and grooved Scandinavian redwood matchboards.
FREE PAINT TREATMENT: This garden office is treated with a high quality paint system in a choice of opaque colours. The shiplap boards are spray treated with one coat prior to manufacture to prevent any shrinkage marks. Two further coats are applied after manufacturing. All window and door frames are treated with base coat prior to manufacturing.
HIGH SPECIFICATION DOORS & WINDOWS: The doors and windows in this garden office are similar to those used in house building, with morticed and tenoned joints throughout. Features include fully profiled cills and sealed unit double glazing. All sashes are fitted with draught excluders and good quality ironmongery.
EXTERNAL PAINT COLOURS: You can choose up to two colours from the range of external paint colours available. Colours are only as accurate as reproductive techniques allow.
INTERNAL LINING: Pine tongued and grooved matchboard lining is included as standard with a natural unpainted finish. You can keep the timber look or paint it any colour of your choice. We also offer white finish vinyl board lining or MDF lining boards with a matchboard pattern, either unpainted or with a cream finish.
LENGTH AND WIDTH: In the SIZES & PRICES chart the first dimension listed is the width and the second dimension is the length. The width refers to the angled gable wall. The sizes listed include the verandah. All sizes quoted are the external office sizes unless stated otherwise.

MADE TO MEASURE: You can choose a standard door and window layout or these offices can be individually designed to suit your exact needs at no extra cost. Additional doors, additional windows and internal partitions are standard options. The price normally increases only if the number of doors or windows is increased. DECORATIVE FELT TILES: Mineral coated bitumen felt tiles are an attractive and durable roofing material which is far more hardwearing than standard roofing felt. Traditionally used for small buildings only in the UK, most felt tiles are made in Scandinavia where they are used widely in housebuilding.
CEDAR ROOF SHINGLES: Attractive and durable, cedar shingles are ideal for a high specification garden rooms. This genuine cedar shingle roof is traditionally made with individual Western Red Cedar shingles laid over a felted solid pine inner roof.
RESTRICTED ACCESS: A quality feature of these offices is that they are made in large rigid panels. If access is restricted, your office can be specially made in smaller sections designed to pass through a normal single door. The smaller sections are designed to be at least as strong as the larger panels normally supplied. There is no charge for this option but notice is required with the order.
